Buying a franchise is quite a big commitment. You need consider quite a lot of factors such as your personal situation, availability of time & capital, your skills, and many others.

  • The location of your new business. Does it suit the service you are promoting?
  • The track record & profits of other franchisees in the chain. The bottom line is the bottom line here, and if others in the same industry are not performing well – you may be better off with a more proven formula.

The sad reality is that the majority of businesses fail or change ownership within the 1st year. This is not the case with most franchise options. The experience and guidance provided by the franchisor gives the franchisee a distinct advantage. Having decades of well researched data at your disposal will save you making quite a few costly mistakes, and can surprise even the most sceptical business advisor!

There have been many cases of franchise “newbies” who follow the advice of their mentors and manage attract over $1m in turnover in the 1st year, and keeping a significant profit %.

If the franchisor gives you a comprehensive tour of their outlet, make sure he does so without the presence of the franchisor as may be reluctant to mention any shortfalls or embarrassing issues.

Let’s take for example a Pizza shop owner, that's part of a franchise network, may not be keen to tell you in front of the franchisor that he regrets not joining a different chain. Or he may simply regret committing to a certain lease arrangement that the franchisor advised him to get. Little hints like this can save you thousands, and can significantly improve the overall success of your franchise.


Try and find out from independent sources if the franchisor has a good reputation in the industry. Bad reputations do spread
quickly but do not always get to be exposed in the mainstream media, or general industry participants. But if you start digging,
and speak to people who are more likely to be impartial - you can get a good idea of who you're dealing with. Online forums have become a good resource of a wide variety of opinions - but you have to cross check and validate any opinion you decide to act on.

When speaking to existing franchisees in the chain, try and find those who are in different locations, some that have 1 and multiple franchises, some that are doing well and some that are, larger & smaller outlets etc. This way you get a broad range of opinions and can be made aware of issues that may or may not suit your situation.

2. Not properly reviewing legal agreements and long term leases.

Once you have decided to go ahead with your new franchise, do not let your emotions kick in. You must still be cautious with any signatures and commitments you make in writing or verbally. Lease agreements these days can be a 10+ year binding commitment, and there can even be clauses in it allowing for significant increases in monthly payments and royalties.

GET A SOLICITOR to review any paperwork before you sign it. Even if you are dealing with someone whom you deem trustworthy, they may not be fully aware of the agreement & its scope.

3. Not seeking advice from an accountant / financial advisor.

Find a professional that is familiar with franchise agreements and offers - and ask them for a comprehensive review. Glossy magazine offers and the dream of owning your own business can blind your judgement, and you need grounded people with a good understanding of the finance side of the deal to help you.

4. Ignoring failed franchises

It is almost certain that some franchise outlets in the chain have previously failed. With the internet at your disposal - it is
easier than ever to investigate this by doing a quick search on 'business for sale' and classifieds websites and seeing some of
the chain's outlets that are for sale. Have a look at these ads, try and speak with the owner, and investigate the reasons for them leaving the business.  In many cases there is a legitimate reason, such as retirement, family & personal issues etc. So don't jump to conclusions if you see owners trying to get out of an industry you are potentially getting into.

5. Accepting verbal promises

Do not take verbal promises and claims by the franchisor. If an issue is important to you, you need to confirm it in writing. For example you may be touring a franchise outlet with the franchisor. During the tour you might ask them if they provide ongoing
assistance with legals or equipment servicing. A quick 'yes' answer from the franchisor may not be sufficient. You should make a note of this and insist on a written obligation and outline of this assistance.

6. Not having enough CASH to start with!

It is almost 100% certain that you will have unforseen expenses once you begin operation. Be it staff members that need extra
training, a slow starting period, additional equipment you did not expect to pay for, and advertising opportunities that you may
find worthwhile. In either case, you need to have some spare cash lying around, and you should not put everything you have into your initial capital investment.

A rainy day will come sooner rather than later, and you need to be prepared. The amount you need does depend on the nature of your franchise. Your financial advisor should be able to help you with this issue.

7. Not researching your target market

All the planning and marketing strategies in the world won't help you if you build your franchise in the wrong suburb, or target
the wrong audience. We've seen multimillion dollar investments go under in a matter of months simply due to this issue alone.
When selecting a franchise offer, you need to consider the market it is targeting, the suitability of the population is in the area, the existing competition, and people's attitude to your product.

You could make the best sandwiches in the country, but if your franchise charges $20 for each one - you might not do to well in a low income suburb. This sounds like a no-brainer, but you would be amazed at the size of investments that are made without considering these simple issues.
